The first thing you should understand when selling your home is that first impressions are always the most important ones. With that said it's time to realise what the first impressions of your home are.

The reason I say price is something that makes a first impression is that because in many advertisements such as local newspapers or other types of classified advertisements price plays a big factor in what people think.

That means that you should take the time to property price your home. Don't price is too high and do not price is too low. You don't want to run away potential buyers just because you have your home priced rediculously high. You also don't want your home priced so low so that you sell yourself short and have no room for negotiating with potential buyers.

Looks, inside and out

You may have heard the term curb appeal if not I'm going to introduce it to you. The curb appeal is pretty much just what it sounds like. How appealing your property is on the exterior. This is an extremely important factor because if buyers don't like the way your home looks on the outside there is no way in heck they are going to want to venture inside.

Some things to look for on the outside are pealing paint, ugly yard, cracking foundation, missing shingles, leaves piling up in the gutters and that's just to name a few. The overall goal you should set for yourself is making sure that the outside of your house is looking like it's in prestine condition, not like it hasn't been taken care of in years.

As far as the inside of your home goes you definitely want to make sure it's clean and repair any broken doors or holes in the walls. If you've never done any home improvements yourself fixing holes in the wall and changing doorknobs are some very basic things that even an amature with no knowledge can generally handle. Simply head down to the local hardware store ask them what you need to do the job. Just about everything comes with easy to read instructions and you can also ask the people at the hardware store how to do it as well, they will be more than happy to help.

Some other things about the inside of your home that have been proven to increase it's appeal to potential buyers

  • Take down family photos
  • No loose clutter
  • Remove offensive or political pictures or artwork

Basically you don't want anything that reminds the possible buyer or buyers that it's YOUR home. You want them to be able to envision it as their new home and it's much harder for them to do that with your personal items laying around or hanging up on the walls.
